    Housing Discrimination - Fair Housing

    The Fair Housing Act secures people from discrimination when they are renting or buying a home, getting a mortgage, seeking housing help, or participating in other housing-related activities.

    Fair Housing Information

    The Fair Housing Act prohibits discrimination in housing due to the fact that of:

    - Race.
    - Color.
    - National Origin.
    - Religion.
    - Sex.
    - Familial Status.
    - Disability.
    What Is Prohibited?

    In the Sale and Rental of Housing:

    It is illegal discrimination to take any of the following actions because of race, color, religious beliefs, sex, impairment, familial status, or national origin:

    - Refuse to lease or sell housing.
    - Refuse to negotiate for housing.
    - Otherwise make housing unavailable.
    - Set various terms, conditions or privileges for sale or rental of a residence.
    - Provide an individual various housing services or centers.
    - Falsely deny that housing is offered for inspection, sale or leasing.
    - Make, print or publish any notice, declaration or advertisement with respect to the sale or rental of a home that suggests any preference, restriction or discrimination.
    - Impose different list prices or rental charges for the sale or leasing of a home.
    - Use different certification criteria or applications, or sale or rental requirements or procedures, such as earnings standards, application requirements, application fees, credit analyses, sale or rental approval procedures or other requirements.
    - Evict a tenant or an occupant's guest.
    - Harass a person.
    - Fail or delay performance of upkeep or repair work.
    - Limit benefits, services or facilities of a home.
    - Discourage the purchase or rental of a residence.
    - Assign a person to a particular structure or area or area of a structure or community.
    - For profit, convince, or attempt to encourage, homeowners to sell their homes by suggesting that individuals of a specific secured characteristic are about to move into the neighborhood (blockbusting).
    - Refuse to offer or discriminate in the terms or conditions of property owners insurance coverage due to the fact that of the race, color, religious beliefs, sex, impairment, familial status, or national origin of the owner and/or occupants of a residence.

    In Mortgage Lending:

    It is illegal discrimination to take any of the following actions based upon race, color, religious beliefs, sex, disability, familial status, or national origin:

    - Refuse to make a mortgage loan or provide other financial assistance for a house.
    - Refuse to provide details regarding loans.
    - Impose various terms or conditions on a loan, such as different rate of interest, points, or charges.
    - Discriminate in assessing a dwelling.
    - Condition the availability of a loan on a person's reaction to harassment.
    - Refuse to purchase a loan.
    Harassment:

    The Fair Housing Act makes it prohibited to pester individuals since of race, color, faith, sex, disability, familial status, or nationwide origin. To name a few things, this prohibits sexual harassment.

    Retaliation and Other Prohibitions:

    It is unlawful discrimination to:

    - Threaten, push, daunt or disrupt anybody working out a reasonable housing right or helping others who exercise the right.

    Reasonable Accommodations and Reasonable Modifications

    What is Needed for a Grievance

    To submit a housing discrimination grievance these requirements should be satisfied:

    - The residential or commercial property should be within the state of Texas.
    - The residential or commercial property owner, for the most part, should have more than 3 residential or commercial properties. This does not consist of multi-family residences.
