    Housing Discrimination - Fair Housing

    The Fair Housing Act protects individuals from discrimination when they are leasing or purchasing a home, getting a mortgage, looking for housing help, or participating in other housing-related activities.

    The Fair Housing Act forbids discrimination in housing due to the fact that of:

    - Race.
    - Color.
    - National Origin.
    - Religion.
    - Sex.
    - Familial Status.
    - Disability.
    What Is Prohibited?

    In the Sale and Rental of Housing:

    It is illegal discrimination to take any of the following actions due to the fact that of race, color, faith, sex, impairment, familial status, or nationwide origin:

    - Refuse to rent or sell housing.
    - Refuse to negotiate for housing.
    - Otherwise make housing unavailable.
    - Set various terms, conditions or advantages for sale or rental of a residence.
    - Provide an individual different housing services or facilities.
    - Falsely deny that housing is readily available for assessment, sale or leasing.
    - Make, print or publish any notification, declaration or ad with regard to the sale or rental of a residence that suggests any choice, restriction or discrimination.
    - Impose various prices or rental charges for the sale or leasing of a dwelling.
    - Use various certification criteria or applications, or sale or rental requirements or treatments, such as earnings requirements, application requirements, application fees, credit analyses, sale or rental approval procedures or other requirements.
    - Evict an occupant or an occupant's guest.
    - Harass a person.
    - Fail or hold-up efficiency of maintenance or repairs.
    - Limit benefits, services or centers of a residence.
    - Discourage the purchase or leasing of a house.
    - Assign a person to a specific building or area or section of a building or neighborhood.
    - For earnings, persuade, or try to persuade, property owners to sell their homes by recommending that people of a particular secured quality are about to move into the area (blockbusting).
    - Refuse to supply or discriminate in the terms or conditions of property owners insurance coverage because of the race, color, religion, sex, impairment, familial status, or nationwide origin of the owner and/or occupants of a home.
    - Deny access to or subscription in any numerous listing service or genuine estate brokers' company.
    In Mortgage Lending:

    It is unlawful discrimination to take any of the following actions based upon race, color, faith, sex, special needs, familial status, or national origin:

    - Refuse to make a mortgage loan or offer other monetary assistance for a residence.
    - Refuse to supply details concerning loans.
    - Impose different terms or conditions on a loan, such as different rates of interest, points, or costs.
    - Discriminate in evaluating a residence.
    - Condition the availability of a loan on a person's response to harassment.
    - Refuse to acquire a loan.
    Harassment:

    The Fair Housing Act makes it prohibited to pester persons since of race, color, religious beliefs, sex, impairment, familial status, or nationwide origin. Among other things, this prohibits sexual harassment.

    Retaliation and Other Prohibitions:

    It is prohibited discrimination to:
